Dunearn House sits roughly in the middle of this spine. Past the Springleaf/Lentor repricing story, ahead of the Newton/Orchard premium tier. That middle position is the whole investment thesis in one sentence: not the cheapest entry on the corridor, not the most expensive, but the project that gets to claim "first-mover" in a precinct nobody else has touched yet.

## The Turf City Timeline — What Happens, and When

The transformation is real. It's also slow. By design. Big precincts in Singapore are built in phases over decades, not years. Here's the honest version of the timeline, not the marketing version.

Bukit Timah Turf City — 2025 to 2032+

2025

**Dunearn House awarded.** First private residential site in the precinct. Nine developers bid for it — strong early conviction.

2026

**Dunearn House launches.** Second Turf City site already awarded next door at $1,625 psf/ppr — 15% above Dunearn House's land cost.

2027

**Second site launches.** Estimated $3,200–3,300 psf — the next precinct benchmark, and the first real test of whether Turf City pricing holds.

2028–2031

**More GLS sites released.** This is how a 15,000–20,000 home precinct gets built — site by site, over years, not all at once.

2030

**Dunearn House TOP.** First residents move in. First MCST takes over. The building's real reputation starts here.

2032

**Turf City MRT opens.** Cross Island Line Phase 2\. Connects directly to King Albert Park (interchange with the Downtown Line) and onward to Clementi, West Coast, Jurong Lake District.

2030s+

**The rest of the precinct fills in.** Public housing, more private launches, amenities, parks. This is the 20–30 year part of the story — and the part that's hardest to predict.

## What You Actually Get Today — No Crystal Ball Required

Strip away the 2032 promise and Dunearn House still works on its own terms. Sixth Avenue MRT is a 7-minute walk. Confirmed, operating, no waiting required. From there, five interchange stations sit within five stops: Newton, Botanic Gardens, and onward to Orchard, the CBD, and Marina Bay. This is the part of the spine that doesn't need a master plan to deliver value. It already does.

## The Six-Year Gap

Here's the thing the brochure won't dwell on: six years separate TOP (2030) from the Turf City MRT opening (2032). For two years, Dunearn House residents will have exactly the connectivity Fourth Avenue Residences has had since 2022\. One MRT line, a 7-minute walk. The "second line" story doesn't fully arrive until two years after you've already moved in.

What This Means in Plain Terms

If you're buying for the 2032 upside, you need to be comfortable holding for at least 6 years past TOP, 12 years from today. Before the second MRT line shows up to potentially lift resale value. That's a long runway. It's not a bad one. But it's the honest one, and it's longer than most buyers assume when they hear "future MRT station" in a sales pitch.

We saw exactly this pattern play out at The Reserve Residences in Beauty World. Same transformation story, same "integrated precinct" pitch, MRT and transport hub already built right alongside the launch. Even with the infrastructure already delivered on day one, resale prices only grew about 11–13% over three years. In line with the general market, not a transformation premium. Dunearn House doesn't even get its infrastructure on day one. It gets it on day 2,190-or-so.

## James's Position — Early Is Real, But Price It Like Early

Dunearn House genuinely is the first project in a real, government-backed transformation story. That's not marketing spin. The master plan is published, the land parcels are being released on schedule, and the second site already proved developers are willing to pay more for the next plot. This is not vapourware.

But "first" and "early" cut both ways. You get first pick of a precinct that doesn't exist yet. You also wait the longest for the precinct to actually become what the brochure shows you. The buyer who does well here is the one who treats the 2032 MRT and the 20-year build-out as a bonus, not the reason for buying. Buy Dunearn House for what it is today. A well-located CCR address with a strong school belt and one working MRT line. If Turf City delivers everything on schedule, that's upside on top. If it's slower than planned. Which large precincts in Singapore often are. You haven't overpaid for a promise.

The corridor thesis matters more for some buyer profiles than others. For a right-sizer or retirement-capital buyer with a 10–15 year horizon, the timeline lines up comfortably. You'll likely still own the unit when Turf City MRT opens and the precinct starts to mature. For an investor expecting a 3–5 year flip, the timeline doesn't help you at all. I've watched a few of these "first mover in a new precinct" stories play out over the years, and they almost always follow the same shape. The early buyers who do well are the ones who would have been happy with the property even if the master plan slipped by five years — because the school belt, the location, and the building itself already justified the price on day one. The early buyers who get frustrated are the ones who bought purely on the future story, then spent the next decade checking LTA announcements and feeling like the market owed them an MRT station on schedule. Turf City is a real plan with real momentum behind it. It is also a 20–30 year plan. Buy Dunearn House for what's true today, and treat 2032 as a bonus you didn't have to pay extra for.

The Reserve Residences in Beauty World offers a useful precedent: similar precinct-transformation positioning, modest but not extraordinary resale appreciation in the years following launch.

Waiting means paying more for a comparable position in the same precinct, with no guarantee of materially better connectivity or amenities in the interim.
