CanningHill Piers has just completed. It's the tallest residential tower on this stretch of the river, linked directly to Fort Canning MRT, with a hotel, mall and serviced residence downstairs. This guide covers exactly what you'll pay and whether the premium is worth it.

It's a 1.1 million sqft integrated development with 696 homes in two towers (48 and 24 storeys), CanningHill Square (a two-storey dining and retail podium run by CapitaLand), a 21-storey Moxy Hotel by Marriott and a 20-storey Somerset Serviced Residence by Ascott, linked by a sky bridge at Level 24\. Facilities are spread over Level 3 (outdoor pool, children's play area, jogging track, BBQ pavilions), Level 24 (infinity lounge pool, sky gym, meditation room, spa pool) and Level 45 (sky hammocks, sky deck and views to Marina Bay), the most premium set of facilities on this stretch of river. A covered walkway from B1 reaches Fort Canning MRT (DT20) in about 3 minutes. On the Downtown Line, Chinatown is one stop, Downtown (for the CBD) three and Bayfront four.

For a 2-bedroom, a river-facing CanningHill Piers unit rents for about $9,000 a month, against about $7,500 at Rivière, $8,000 at River Green, $8,500 at Union Square and $8,000 at The Robertson Opus. The Singapore-based dual-income couple, combined income $15,000 to $25,000+/month wanting security and amenities without a suburban tradeoff, fits a furnished 2-bedroom in either tower at $6,500 to $8,500/month, with two MRT lines and a supermarket in the building.

An expat family with one child, a senior executive needing an international school (ISS, Overseas Family School) and a housing allowance of typically $12,000 to $18,000 a month, fits a river-facing 3-bedroom at $10,000 to $13,000 a month. River Valley Primary is within 1km for Singapore citizens, though at this budget it's worth comparing with landed homes in D9 and D10.

What To Check Before You Commit

Because the project has only just completed, every unit is brand new, with pristine finishes and fresh warranties, but the mall is still settling its tenants and some facilities may still be opening. Ask the landlord for the DLP defect inspection report and whether it's been submitted, because outstanding repairs could mean workers in the unit during your lease.

Clarke Quay at night is real: bars and live music run late from Thursday to Saturday, and river-facing units below floor 25 get the most noise, so ask for a weekend evening viewing before committing. Confirm whether the unit is furnished; which tower and floor (the 48-storey tower for river views at a premium, the 24-storey tower for Fort Canning views and more quiet); river or road facing (a 20% to 25% rent difference); what's included (air-con servicing, utilities); whether a diplomatic clause is available if you're on assignment; and the MCST rules on podium access, noise and guests that apply in an integrated development.
