Ninety per cent sold sounds like you have missed it. You may not have. But the homes left at Thomson Reserve are a particular kind, and they suit some buyers far better than others.

**Short answer:** Thomson Reserve sold 1,143 of its 1,268 homes over its launch weekend, at an average of about $2,900 psf, with all three- and four-bedrooms taken (The Business Times, 1 November 2026). By subtraction from the developers' unit mix, the roughly 125 left are mostly two-bedrooms plus a few five-bedroom suites. They suit owner-occupiers more than investors.

Unit mix from the developers' news release of 15 October 2026\. Sales status from The Business Times, 1 November 2026, which reported the three- and four-bedrooms sold out and most five-bedroom suites taken. The 125 remaining homes are 1,268 minus 1,143\. Availability changes daily, so treat this as a launch-weekend picture.

## Why the two-bedrooms are what is left

It is a numbers story, not a quality one. Two-bedroom types make up 716 of the 1,268 homes, or about 56% of the project. The plain two-bedroom and two-bedroom premium alone are 516 homes. When most of a project is one unit type, that type is the last to sell out.

It also tells you what buyers wanted most: space for a family. Every three- and four-bedroom went in one weekend. That pattern is common in family launches near a popular school. Ai Tong School is within 1km by the developer's figure, as my [Ai Tong stacks guide](https://www.mychoicehomez.com/thomson-reserve-ai-tong-stacks/) explains.

## Who a remaining two-bedroom suits

A couple or single buying to live in. The entry two-bedroom starts at $1.544 million for 592 sq ft (developers' release). In an illustration with a 75% loan over 30 years at 2.5%, that is about $4,580 a month. You get a sheltered link to Upper Thomson station and a new 99-year lease.

A downsizer who wants a smaller, newer home near Thomson Plaza and the nature parks. Or a parent buying for an adult child, where location and lease matter more than rental return.

## Who should think twice

Investors buying to rent at completion. When keys arrive around early 2031, as many as 716 two-bedroom homes in the same project could reach the market together, some for sale and some for rent. You will be competing with your neighbours on price from day one.

Buyers counting on a quick profit should also be careful. The project averaged about $2,900 psf at launch against a starting price of $2,608 psf, so the cheaper stacks went first. What is left may not be the best value in the project. My [Thomson Reserve price floor](https://www.mychoicehomez.com/thomson-reserve-price-floor/) analysis shows where the floor sits.

## Four checks before you book a balance unit

First, the stack. Ask why it is still available: facing, floor, noise, or simply price. Second, the tower. The four 21-storey towers and the two 30-storey towers were marketed as different collections, with different prices and views.

Third, the price against what sold. Ask for the price of a similar unit that sold on launch weekend. Fourth, your exit. Picture selling or renting it in 2031 against hundreds of the same layout. My [smaller units guide](https://www.mychoicehomez.com/smaller-units-rent-more/) covers when small units do earn more in rent.

Secondary: your two-bedroom check

### One of about 700 two-bedrooms. Will yours stand out?

Message me the stack you are offered. I will show how it compares on facing, floor and price with the two-bedrooms around it.

## Are balance units discounted?

Not usually after a strong launch. A developer that sold 90% in a weekend has little reason to cut prices on the rest, and some raise them. Do not wait for a discount that the sales numbers do not point to. If you want one of the remaining units, the useful lever is choice of stack, not price.

## My view

If you are buying to live in and a two-bedroom fits your life, a remaining unit on a good stack is a reasonable buy. Many of the 125 will be perfectly good homes that were simply the most common type in the project.

If you are buying mainly to rent out, I would be more selective, or look at the 2027 launches with less two-bedroom supply. My [Thomson Reserve review](https://www.mychoicehomez.com/thomson-reserve-review/) scores the project 90, and my [booking checklist](https://www.mychoicehomez.com/launch-weekend-booking-checklist/) covers the seven questions to ask before the first cheque.
