GuocoLand's Lentor Mansion established itself as 2024's best-performing new residential launch in Singapore, achieving remarkable success during its March 15-16 debut. The project sold 400 of its 533 units during the launch weekend, representing approximately 75% of total inventory. Units sold for prices ranging from $2,104 to $2,478 per square foot, with two-bedroom units proving exceptionally popular and selling out completely.

This exceptional performance not only dominated the Lentor district but also positioned Lentor Mansion as Singapore's top-selling project for 2024. The development outperformed its predecessor, Lentor Modern, which had previously set records with an 84% sell-through of 605 units during its September 2022 launch. As of mid-2025, Lentor Mansion is now 98.5% sold, achieving the highest average transaction price among all Lentor Hills projects at $2,257 per square foot.

Early Buyer Returns

For those who purchased at earlier Lentor launches, the returns have been substantial. Lentor Modern buyers who entered at launch prices starting from $1.088 million for one-bedders, $1.388 million for two-bedroom units, and $1.878 million for three-bedroom units in September 2022 have seen significant appreciation. Recent transactions at Lentor Modern show units selling for an average of $2,326.69 per square foot over the past six months and $2,301.67 per square foot over the past year, representing meaningful capital gains over the two-plus year period.

More broadly, District 26 (Upper Thomson, Springleaf) emerged as the second most profitable district in 2024, where 72 homes were transacted for an average profit of more than $750,000 per transaction, with several Lentor area projects contributing to these impressive gains.

Current Market Dynamics

Several factors continue driving buyer interest in the Lentor precinct: competitive pricing relative to surrounding developments, comprehensive facilities, and strategic proximity to Lentor MRT station and CHIJ St Nicholas Girls' School.

The Lentor neighborhood has undergone rapid transformation, with Lentor Mansion representing the fifth major condominium launch in just over two years. As of mid-July 2025, six residential projects comprising 2,954 units have been launched in Lentor Hills, with an aggregate of 2,849 units (96.4%) already sold. While sales momentum for some recent launches like Lentoria has been more measured, overall demand for homes in this emerging private residential enclave remains robust heading into late 2025.

Future Opportunities

The Lentor story continues to evolve. The most recent launch, Lentor Central Residences (477 units), achieved 93% sales on its launch weekend in March 2025, with 475 units (99.6%) now taken up. Additionally, GuocoLand is looking to replicate Lentor's success in the nearby Springleaf precinct, having acquired a site for the 941-unit Springleaf Residence, located just one MRT stop from Lentor Station.
