If you own at JadeScape and have wondered what your home is worth, this is a useful time to find out. The Thomson Reserve launch, 1,268 homes a few minutes away, is bringing buyers into the area, and some of them will weigh a new launch against a JadeScape resale.
What JadeScape sellers have achieved
| JadeScape, by the numbers | |
|---|---|
| Launched (Sep 2018) | $1,670 psf, a corridor record at the time |
| Resales since keys (2023 to 2026) | Median $2,176 rising to $2,342 psf |
| Owners who have sold so far | 304, every one at a gain; median gain about $370,000 |
When JadeScape's resales set a new ceiling, the older Thomson condos around it re-priced toward it. Across the six launches on this corridor that opened at a record, 729 of 763 sellers have made a gain. A new launch next door has, so far, given owners a higher number to sell against, not a lower one. Source: Stella Thio, PropNex Realty, from URA caveats to 30 June 2026. Gains are gross; past results are not a forecast.
Why timing matters if you are thinking of selling
- Buyers are in the area now. A big launch draws buyers to the corridor. Those who find the new price too high often look at completed homes nearby.
- Supply when keys arrive. When Thomson Reserve completes, some of its 1,268 owners will sell or rent at the same time, and that is more competition for your listing.
- Old floor area vs new. JadeScape's sizes include AC ledges; Thomson Reserve's do not. Its psf will look higher for the same usable space.
- Condition and stack. Buyers comparing with a brand-new unit forgive less. Facing, floor and upkeep matter more.
