For parents helping a child, or planning a transfer
Decide the structure first. The paperwork follows.
Message James on WhatsAppHelping a child into a home, or passing one on, is a structure decision before it is a price decision. Who is on the title, what duty applies, and whether to sell or gift all change the cost. Start with the three questions below.
Three questions worth answering first
Who should be on the title?
The names on the title decide the duty, the loan and what happens later. One name, joint names and decoupling each have different costs and different risks, and they are hard to undo.
How ownership structure changes the duty →What is the stamp duty if my child buys?
It depends on how many properties your child already owns and on their residency, not on how well you know the seller. Work it out before you commit, not at the lawyer’s office.
Does the maths still work after ABSD →Sell first, or gift?
Selling and gifting are taxed and financed differently, and the order of steps can change what each person ends up with. Map both before you move.
Selling to buy: get the order right →One more question, if it applies
Is your estate being approached about en bloc?
An estate-wide sale changes every other answer on this page, because the timing, the payout and the rules are no longer yours alone to set.

Want it worked out for your own numbers?
Two minutes, mostly taps. I send a written plan before you commit to anything.
