Before you look at a single showflat, check three things: your numbers, the building you would be buying into, and how you would get out later. Most expensive mistakes start with skipping one of them.

1. Your numbers

Work out what you walk away with from your current home after the loan, CPF refund and fees. Then check what the banks are likely to lend under TDSR and LTV rules. The gap between the two is your real budget, not the price quantum on a brochure.

2. Your building

The price is paid once. The maintenance fees, the sinking fund and how the estate is run stay with you for ten to twenty years. Check the building's finances and governance before you commit, not after.

3. Your exit

Ask who buys this home from you later, at what price, and when. Then test what happens if your income stops, you retire, or the home has to pass to your children.
