The plan is the point of the whole process. Before you sign anything, you get your numbers, your options and my honest view on paper, so you can decide in your own time.

What is in your written plan

  • Your numbers. What the banks are likely to lend under TDSR and LTV rules, how much cash and CPF you need, and your funds gap after stamp duties.
  • The price. The entry price set against comparable transactions, with the source named, so you can see whether it holds up.
  • The risks. The building's maintenance fees, sinking fund and how the estate is run, plus who is likely to buy from you later and how Seller's Stamp Duty timing affects your exit.
  • My honest view. Written plainly, including when the right answer is to wait, hold, or not buy at all.

What it is not

  • A tip on which launch will make money. No one can promise that, and I won't.
  • A sales pitch for one developer. The plan is not tied to any project.
  • A decision made for you. You get the facts and the trade-offs, and you choose.

Where the plan fits in the journey

  1. Diagnose gives the plan its inputs: your numbers, your building and your exit.
  2. The written plan puts the price, the risks and my view on paper. You are here.
  3. Sell and buy turns the plan into an order of steps with the timing worked out.
  4. Aftercare keeps you covered once you have moved: the MCST, the rental, and your next move.
