Most moves go wrong in the order of steps, not the choice of home. Selling and buying is a sequence, and every step has a date attached to it.
Where most movers get caught out
- Committing to a new home before knowing the net proceeds after the loan, CPF refund and fees.
- Buying before selling without checking the ABSD rules and deadlines that apply to you.
- Stretching to the top of the loan limit with no buffer if rates or income change.
The order I work through with you
- Net proceeds first. Know what your current home leaves you with before you look at anything new.
- Loan approval in principle. Confirm what the bank will lend, and note when the approval runs out.
- Sell first, or buy first. Stamp duty decides this. Check whether ABSD applies if you own two homes at once, and what deadline you would have to sell by.
- Line up the dates. Your sale completion, your new purchase and any temporary stay should fit together, with a buffer.
- One contact for the move. Banker, lawyer, home inspector, designer and contractors, coordinated so nothing slips between them.
