Lost your job and own a home?
Send me your loan balance, instalment and what your package pays. I will work out your real runway and the order to look at your options, in writing.
WhatsApp James →Most forced sales start with a phone call nobody made. The owner was waiting for good news before talking to the bank.
If you cannot pay your mortgage, a forced sale is not the next step. HDB can reduce, defer or reschedule instalments, and banks have their own relief at their discretion. Choices narrow with each missed payment. Call your lender before the first one, not after the third.
- Day 1Retrenchment notice received. Do not make any property decisions today.
- Week 2Work out your mortgage runway: how many months you can keep paying without a salary.
- Month 1Review your options: hold, rent out a room, downsize, or restructure the loan.
- Month 3Decision window. Most retrenchment packages run out around here.
- Month 6About 4 in 10 retrenched residents are still not back in work (MOM six-month re-entry rate, 57.4% in 4Q 2025).
What happens after a missed payment
After a missed payment you receive reminders, then late charges, then formal letters. The exact steps and timing sit in your loan agreement, so read it before you assume anything.
If arrears keep building, a bank can recall the loan and, in the end, sell the property as mortgagee. A mortgagee sale is usually priced to sell, not to get you the best price, and you stay liable for any shortfall left after the sale.
| Stage | What it usually looks like | Your choices |
|---|---|---|
| Before any miss | Normal account | Widest: restructure, room rental, planned sale |
| First missed payments | Reminders, late charges | Still wide if you call now |
| Arrears building | Formal letters, demand | Narrowing; a planned sale may still be possible |
| Loan recalled | Legal steps begin | Few; the lender controls timing |
HDB loans and bank loans are handled differently
HDB has set measures for owners in difficulty. On its own guidance these include loan rescheduling, reducing or deferring payments, and instalment plans for arrears, alongside financial counselling.
Banks decide case by case. Some offer a temporary lower instalment, a short payment break or a longer tenure, but none of it is automatic. A borrower who has paid on time and calls early is in the strongest position to ask.
What the market isn't telling you
Your monthly bill is not just the mortgage. Maintenance fees and any special levy keep coming, and an MCST can take its own recovery action for unpaid contributions.
Owners in trouble often stop paying the condo fees first because it feels smaller. It is the wrong one to drop. Check whether your estate has a levy or major repair coming, because that changes your runway too.
How to ask your lender for help
Go in with numbers, not just a request. Bring your runway figure, your income now, and a specific ask, such as three months of reduced payments while you look for work.
Put it in writing and keep copies. If the lender agrees to anything, ask for the terms in writing too, including what happens when the relief ends.
- Your latest loan statement and outstanding balance
- Your retrenchment letter and the package amount
- A one-page monthly budget showing the gap
- Your specific request and how long you need
Before you list, get the numbers in writing
I will set out your runway, what each option costs and what your MCST or HDB rules allow. No pitch, just the working.

Call the lender this week, with your runway figure and a proposal. A clear ask, such as three months of lower payments while you job search, gets a better hearing than a general request for help.
If the gap is permanent, plan a sale on your own timeline. A planned sale over two to three months nearly always leaves you more than a forced sale at the end of a demand process.
Read refinance or sell if you are weighing a loan change, and the downgrade numbers if a smaller home is on the table.
In my years with managing agents, the arrears cases that ended badly were rarely the biggest debts. They were the owners who went quiet. The ones who wrote in early usually got a payment plan.
Frequently Asked Questions
How many missed payments before the bank sells my home?+
There is no single number; it depends on your loan agreement and the bank. Reminders and formal letters come first, then demand and legal steps. Your choices narrow at each stage, so call the bank before the first missed payment, not after several.
What help does HDB give if I cannot pay my HDB loan?+
HDB lists loan rescheduling, reducing or deferring payments, and instalment plans for arrears among its measures, along with financial counselling. Contact HDB through its Write To Us form or book an appointment at your HDB branch.
Do I still owe money after a mortgagee sale?+
Yes, if the sale price does not cover the loan, interest and costs, you stay liable for the shortfall. That is one reason a planned sale on your own timeline usually leaves you better off than a forced one.
Can I stop paying condo maintenance fees while I sort out my loan?+
You should not. Maintenance and sinking fund contributions are owed to the MCST, which can take recovery action. Unpaid fees can also cause problems when you sell. Keep them paid and talk to the managing agent if you need time.
Should I use my CPF to keep paying the mortgage?+
That is a financial planning decision that depends on your age, CPF balances and retirement needs. Speak to a licensed financial adviser and check the rules with CPF Board before you change how the loan is paid.
