Thomson Reserve previews 17 October 2026. 1,268 units. UOL, SingLand and CapitaLand on a 5-hectare site beside MacRitchie Reservoir. The culmination of 17 years and five en bloc attempts. Springleaf Residence sold 92% in 48 hours on the same TEL corridor. For many buyers, Thomson Reserve answers more questions today than Parcel A can. Below is who it suits, who it doesn't, and why.

  • Preview: targeted for 17 October 2026. Prices aren't out yet, so every psf figure on this page is still an estimate.
  • Size: 1,268 homes in 6 towers (four of 21 storeys, two of 30) on a 51,567 sqm site, about 555,062 sqft.
  • Lease and keys: 99 years from 14 July 2026. Expected vacant possession 28 February 2031.
  • Homes: 592 sqft to 1,808 sqft. 1,021 car park lots. A sheltered link to Upper Thomson MRT, about 2 minutes on foot by the developer's measure.

The land next door. On 15 September 2026 the Lorong Puntong / Sin Ming Avenue government land sale site, under 500m away, closed with seven bids. Eco World Development topped them at $208.1 million, or $1,612 psf ppr. That is 37% above the $1,178 psf ppr paid for Thomson Reserve's land. It is a small site of about 140 homes, so it says more about what developers will now pay for this location than about new supply.

The record-price question. Six launches on this corridor each opened at a record psf, from Thomson Grand in 2011 to Lentor Modern in 2022. Of the 763 launch buyers who have since sold, 729 sold at a gross gain. Since the Thomson-East Coast Line opened in August 2021, 648 have sold and three made a loss. When they sold mattered more than the record they paid: Thomson Grand sellers before the line opened had 29 losses out of 71, and after it opened, 2 out of 91.

Gains are gross, before stamp duty, fees and financing. Past results don't mean Thomson Reserve will follow. The Assumption This Article Overturns

Thomson Reserve is an Ai Tong school-zone play. It is. But the school zone is the bonus, not the thesis. The infrastructure spine underneath it is the real reason to buy, and that distinction is what should decide your entry timing.

Background Why 17 Years and Five Attempts Make This Different+ Read → − Collapse

The former Thomson View Condominium first tried to sell en bloc in 2007. It tried again in 2011, 2013, 2018, 2022. Five times over 17 years. Blocked by dissenting owners, a failed tender, regulatory stops, and one of Singapore's most contentious collective sale disputes. On 1 July 2025, Justice Audrey Lim granted the sale order. $810 million. Done.

That history is not sentimental. It's structural. A site that took 17 years to sell means the existing residents understood what they owned. Five rounds of failed offers couldn't make them give it up cheaply. UOL, SingLand and CapitaLand committing $810 million to redevelop it is the sixth piece of evidence that this 5-hectare site beside MacRitchie Reservoir is genuinely irreplaceable.

The JadeScape comparison is the most instructive. It launched at $1,700 psf in 2018. Before the TEL was confirmed at Bright Hill, before the NSC was scoped, before the CRL was announced. And has appreciated about 40% in seven years on infrastructure that was uncertain at launch. Thomson Reserve enters in 2026 with all three of those elements confirmed and completion-dated. Due Diligence The Ai Tong School Zone, Three Things Most Buyers Miss+ Read → − Collapse

Ai Tong is one of Singapore's most competitive SAP primary schools, with a direct DSA pathway to Raffles Institution. Families within 1km gain Phase 2C(S) registration priority. The decisive advantage in an oversubscribed ballot that regularly exhausts its 1km allocation.

The Thomson Reserve site at Bright Hill Drive places residents within the 1km zone. But most buyers skip three critical steps before signing.

Step 1, Verify at stack level, not postcode. The 1km boundary is measured from each block's building outline to the school gate. In a 6-tower, 555,000 sqft development, blocks at the northern end are closest to Ai Tong; blocks toward the southern boundary may sit at 950m or 1,050m. A buyer who assumes 1km priority and discovers otherwise at P1 registration has made a $1.5 to $2M decision on an unverified assumption. This check takes five minutes.

Step 2, Count the 30-month residency requirement. You must have lived in the property for 30 continuous months before your child's P1 registration date. For a 2026 purchase with a 2030 TOP, plan your child's birth year accordingly. A child born 2028 or later could qualify; a child already in school before TOP does not benefit for P1 purposes.

Step 3, Understand Phase 2C is priority, not a guarantee. The 1km boundary gives priority, not a confirmed place. If more eligible families apply than places exist, balloting occurs. One resident. A retired civil engineer. Had been tracking the maintenance deferrals for five years in a personal spreadsheet. He brought it to every AGM and nobody listened until water came through the ceiling on Level 12.

Thomson Reserve is a new build. Fresh lease, fresh sinking fund, fresh MCST governance from day one. The new-build premium at 2026 entry buys you out of the problem that catches most resale buyers by surprise in year 8 or 9. That's not in any PSF comparison table. But it's part of what I weigh when advising buyers on this project.

The thing about this site no brochure will communicate: the elevation. Thomson Reserve sits physically higher than the surrounding road. Reservoir-facing units won't just be unblocked. They'll look down across the canopy to the water. MacRitchie's permanent protection status means that view cannot change in year 20 or year 50. That's a structurally rare attribute for a 99-year leasehold in Singapore, and it's the primary reason I recommend paying the reservoir-facing premium even when it stretches the budget.
