The floor plan has not been released yet. That is the most important thing to understand about Amberwood before you calculate your cost per square foot. What you think you are buying, and what you will actually live in, may be two different numbers.

Amberwood at Holland was tendered under the post-June 2023 GFA harmonisation rules. Meaning strata area equals liveable area. Air-con ledges, household shelters, and private enclosed spaces are excluded from the strata measurement. This is better for buyers than pre-harmonisation projects. But floor plans have not yet been released, so the exact liveable-to-strata ratio cannot be verified. The estimated unit sizes are 872 sqft (3BR entry) to 1,572 sqft (5BR). At $3,000 psf, a 3BR entry unit costs approximately $2.6M on strata. That is what to verify when floor plans are available.

What the Market Is Telling You — GFA Harmonisation Explained

GFA harmonisation took effect for all GLS tenders launched from 1 June 2023. The rule change removed air-conditioning ledges, household shelters, private enclosed spaces (PES), and above-market-rate balcony areas from the strata area calculation. Before harmonisation, a 3BR unit marketed as 1,000 sqft might deliver 870–900 sqft of actual liveable space. The gap absorbed by air-con ledge, utility areas, and the bomb shelter that you pay for on the price, but cannot actually use as living space.

Amberwood at Holland was tendered on 29 July 2025. Well after the June 2023 harmonisation date. It is a harmonised project. This means that when the developer sells you a 3BR at 872 sqft, the 872 sqft is your liveable area. The air-con ledge and household shelter have been carved out of the strata measurement already. You are not paying for space you cannot inhabit.

This matters more for D10 CCR buyers than for OCR investors. At $3,000+ psf, the difference between strata-measured and liveable-measured space is not an academic question. A 100 sqft discrepancy in a $3,000 psf unit is $300,000. Harmonisation removes that risk. It does not remove the question of layout efficiency. Whether the 872 sqft is well-designed or whether columns, walls, and the bathroom placement eat into the functional floor area. That is what the floor plan review (not yet possible) will determine.

What the Market Isn't Telling You — Why Floor Plans Haven't Been Released

The floor plans for Amberwood have not been released as of this writing (June 2026). The preview is scheduled for September 2026. This is the standard Singapore new launch sequence: developer registers interest, releases VIP preview dates, releases floor plans closer to the preview weekend. What it means for buyers is that the specific unit layout. Not just the gross area. Is not available for analysis.

The gross strata area figures (872–1,572 sqft across 3BR to 5BR) come from the Amberwood developer eBook. These are credible as area benchmarks. What they do not confirm is: how the internal walls divide the space, what the bedroom-to-living-room ratio looks like, whether the kitchen configuration is open or enclosed, or whether the entry 3BR at 872 sqft is proportioned with equal bedrooms or a master-heavy layout that sacrifices the second and third bedrooms.

For a $2.6M–$5.0M purchase, layout efficiency is not a minor consideration. The difference between a well-proportioned 872 sqft 3BR and a cramped one is not visible in the gross area number. It only becomes visible in the floor plan. This is where the MA lens applies: in managing strata developments, the units that generate the most noise complaints, the most requests for furniture modifications, and the most friction at resale are units where the layout. Not the size. Fails buyers who assumed a larger bedroom than the floor plan delivered. Verify the floor plan before committing, not after.

Any cross-project psf comparison using Amberwood's strata numbers against pre-harmonisation project strata numbers is an apples-to-oranges comparison. And one the showflat agent is unlikely to flag.

The Pre-View Checklist — What to Ask When Floor Plans Are Released

When Amberwood releases its floor plans ahead of the September 2026 preview, these are the four questions to answer before committing:

1. What is the bedroom configuration in the 3BR entry unit? At 872 sqft, there is limited flexibility. A master-heavy layout (master 15–18 sqm, rooms 2 and 3 at 8–10 sqm) is significantly less liveable than an equal-room layout, particularly for family use or for a resale to a family buyer. The exit buyer analysis in Part 6 maps who buys this from you. And family buyers are sensitive to bedroom proportionality.

2. Is the kitchen open or enclosed? The D10 market skews towards buyers who prefer open kitchens for entertaining, but open kitchens in Singapore require either a high-efficiency cooking exhaust or a willingness to use dry-kitchen techniques. An enclosed kitchen in a premium CCR development is a design choice that narrows the buyer pool at resale. Particularly for expat buyers and younger professionals who cook lightly and value the open plan aesthetic.

3. What is the balcony allowance? Under GFA harmonisation, balcony areas up to 7% of the unit's internal strata area are excluded from GFA calculations. This means up to ~61 sqft of balcony in an 872 sqft 3BR is not counted in your strata area. Conversely, balcony excess above the 7% threshold would be added back. Know the exact balcony allocation per unit type before comparing to other listings.

4. Does the unit have a yard or utility room? For a CCR family unit in the $2.6–$5M range, the presence or absence of a helper's room with attached yard meaningfully affects the buyer profile. Many D10 family buyers expect this facility. Its absence narrows the resale pool. Confirm which unit types include it.

GFA Position Strengths

  • Post-harmonisation: strata area equals liveable area — no hidden non-liveable space in the psf calculation
  • Unit sizes (872–1,572 sqft) suggest genuine family-scale rooms, not compressed investor-grade layouts
  • 5BR at 1,475–1,572 sqft puts Amberwood firmly in the legacy buyer and multi-generational household category — low competition from other D10 launches at this size

Floor Plan Risks

  • Floor plans not yet released — full layout efficiency cannot be verified
  • At 872 sqft entry-level 3BR, the margin for poor room proportioning is thin
  • No 1BR or 2BR units — 212 units of 3BR–5BR only. Resale buyer pool is family-only, no investor exits
  • Cross-comparison with pre-harmonisation resale stock will skew psf perception unless buyers adjust

Would You Rather

Option A: Buy at the VVIP preview before floor plans are widely circulated. First-choice units, but with incomplete layout information.

Option B: Wait until floor plans are published and verified, then book on the preview weekend. Slightly reduced unit choice but with complete layout analysis.

At this price point, a two-day wait for floor plans is worth more than the first-mover unit selection advantage. For a 212-unit development where the entry unit costs $2.6M, you should know what the bedroom proportions look like before you sign. Buyers who prioritise unit choice above floor plan analysis at these price levels are the ones who discover the layout compromise after they've committed.

What This Means for You — Reading the Space Correctly

The positive story on GFA harmonisation is real: what Amberwood advertises as strata is what you will live in. In a CCR market where pre-2023 resale stock often quoted strata areas that were 8–12% larger than liveable area, harmonisation is a structural improvement for new launch buyers.

The caution is specific: floor plans are not yet available, and at $3,000+ psf the layout efficiency question is worth answering before, not after, your Option to Purchase. Request the detailed floor plan for your specific unit type and run the bedroom-area check. A 3BR at 872 sqft where the master is 15 sqm and the second and third bedrooms are 7 sqm is a different product from a 3BR at 872 sqft with equal 11–12 sqm bedrooms throughout.

The harmonisation rule is the most underappreciated structural change to hit Singapore new launches since 2023. Buyers comparing Amberwood at $3,000 psf to a 2019-era D10 resale at $2,200 psf need to understand that the $2,200 psf project is measuring strata differently. You may be looking at comparable liveable space at both price points once you adjust. That recalculation is something most buyers never make because the marketed numbers look incompatible at face value.

What I tell buyers in every CCR transaction: ask for the floor plan area schedule. The official document that lists gross floor area, internal area, and all excluded items by unit type. For GFA harmonised projects like Amberwood, the schedule should confirm air-con ledge and household shelter are excluded from strata. If the developer's agent cannot produce the area schedule, that is the question to press before signing.

The gap between Amberwood's launch psf and older resale psf often narrows significantly when you adjust for measurement differences.

What does 872 sqft get you in a 3BR at Amberwood?+

Without floor plans, this cannot be confirmed with precision. At 872 sqft of harmonised (liveable) space for a 3-bedroom, this is a compact but viable family layout. Comparable 3BR units in D10–D11 at similar harmonised sizes run approximately 800–950 sqft. The key unknown is room proportion. Whether bedrooms 2 and 3 are functional in size, or whether the master has been oversized at the cost of secondary bedrooms. Floor plan release in August–September 2026 will answer this definitively.

Is the balcony counted in Amberwood's strata area?+

Under harmonisation rules, balcony space up to 7% of the unit's internal GFA is excluded from the strata calculation. It does not add to the psf you pay. Any balcony beyond the 7% cap would be included. For a 3BR at 872 sqft (internal), up to approximately 61 sqft of balcony is excluded.
