Both keep the 5-year MOP, the Deferred Payment Scheme and the $16,000 ceiling, yet the land cost and the estimates differ. A side-by-side of Sembawang Road EC and Solano Grand EC on land, price, transport and schools.
The Sembawang Road EC is about 265 homes on Sembawang Road, the last EC near Canberra with a 5-year MOP and DPS. Canberra Drive, next, comes with a 10-year MOP. The question is the launch price against One Canberra next door. Prices are not out.
Solano Grand is the first new EC in Bukit Panjang since 2011 and one of the last under the old rules: 5-year MOP, DPS and a $16,000 ceiling. The question is what it buys over Blossom Residences, 830m away. Prices are not out.
Wynwood Grand is a 430-unit Woodlands EC about 330m from Woodlands South MRT, under the old 5-year MOP and DPS rules. The question is whether its launch price leaves a big enough gap below Norwood Grand, the private condo across the road. Prices are not out.
An EC gives qualifying families a new condo for less, but locks you in. From May 2026, new EC sites carry a 10-year MOP and no deferred payment, and the price gap to private condos has narrowed. When an EC still wins, when a private condo is better, and the five old-rules ECs left.
