I can show how the $16,000 income ceiling, your CPF and the likely MOP apply to you, before the price list is out. No pitch, just the working.
The top bid and the runner-up for Woodlands Drive 17 sat about $0.6 million apart on a $361 million site. Five developers read this land almost identically. Here is what that, and the rest of the numbers, say before any price list exists.
Wynwood Grand is a 430-unit executive condominium at Woodlands Drive 17 by CDL, built on land bought at about $782 psf ppr ($360.9 million, tender closed 5 August 2025). E-applications are targeted for early December 2026 and launch for mid January 2027. Prices are not out, so treat any psf figure before then as an estimate.
What the numbers say
Land costWhat CDL paid for Woodlands Drive 17+ Read →− Collapse
CDL Divine bid $360.899 million, about $782 psf ppr. The tender closed on 5 August 2025 and was awarded on 26 August 2025 (99.co Insider, 2025). Five developers bid, and the runner-up, Sim Lian, came in at $360.3 million. The gap between first and second is about 0.17%.
The site is 25,207.2 sq m at a plot ratio of 1.7, which is roughly 42,850 sq m of floor area (my calculation). Spread over 430 homes, the land cost is about $839,000 per home. That figure is before construction, financing, marketing and margin, so it covers only the land share of the eventual price.

Wynwood Grand has 430 units in 14 blocks of 8 storeys, with basement carparks, a landscape deck, communal facilities and an early childhood development centre (project briefing, October 2026). CDL is the developer, ADDP Architects the architect and Woh Hup the builder.
Fourteen blocks means fourteen sets of lifts, roofs and facades to maintain out of one sinking fund. When the first MCST budget is published, I would compare the fund contribution against that equipment list. The first owners vote on that figure before anyone has lived there long enough to question it.
Timeline and MOPE-applications first, launch second+ Read →− Collapse
The target is e-applications in early December 2026 and a launch in mid January 2027. Both are targets and can move. The site was awarded on 26 August 2025, before 8 May 2026, when new EC sites moved to a 10-year MOP, a 90% first-timer quota and no Deferred Payment Scheme (HDB/MND, May 2026).
That points to the earlier 5-year MOP for this site, but I would confirm the MOP in the sales terms rather than rely on the award date. Households must also meet HDB's EC rules, including the $16,000 monthly income ceiling (HDB, 2026).
Tell me your budget and timeline and I will line the three up on land cost, MOP and monthly cost of ownership.
Before launch dayFour numbers to get before you decide+ Read →− Collapse
First, the launch psf against recent transactions at the nearest resale condo, not against HDB resale. Second, the monthly maintenance fee and the sinking fund contribution per unit. Third, the stack and floor you are offered, since an 8-storey block has a narrow floor range. Fourth, the MOP date written into your agreement.
I do not have a price list, so I am not putting a psf on Wynwood Grand yet. When it is released, I will update this page and the comparison with the two other 2025 EC sites.
Fit checkWho this suits, and who should look elsewhere+ Read →− Collapse
Wynwood Grand suits a household that qualifies under HDB's EC rules, intends to stay for the MOP and is comfortable with a larger estate. At 430 homes it will have more neighbours, more shared facilities and a bigger sinking fund pool than a boutique block.
It is a harder fit for a household that may need to sell early, expects its income to cross the ceiling, or wants a quiet small estate. The MOP is a commitment in both directions, so I would write down the five-year plan, including job, family and cash buffer, before queuing for a unit. This is a framework for your own decision, not a recommendation to buy or to skip.
My view, and some readers will not like it: five bidders landing within 0.17% means land cost is no longer where this EC will be won or lost. Everyone priced the site the same way. What separates a good purchase from an average one will be the launch psf against nearby resale condos, and a maintenance budget that looks sensible across 14 blocks. I have not seen a showflat yet, so I am not commenting on layouts or finishes. For the wider choice, read Is an EC right for you, and see how bids like this fit the GLS guide.

When will Wynwood Grand launch?+ Read →− Hide
The target is mid January 2027, with e-applications in early December 2026 (project briefing, October 2026). These are targets, not confirmed dates. Prices and floor plans have not been released, so treat any psf figure you see before the price list as an estimate.

Wynwood Grand has 430 units in 14 blocks of 8 storeys on a 25,207.2 sq m site at Woodlands Drive 17. It also includes an early childhood development centre, basement carparks and a landscape deck with communal facilities (project briefing, October 2026).
Who can buy an executive condominium?+ Read →− Hide
ECs are for Singapore citizen and PR households that meet HDB's eligibility rules, which include a $16,000 monthly household income ceiling and first-timer conditions (HDB, 2026). Check your own eligibility with HDB before you commit, because I cannot assess it for you.
What is the MOP for Wynwood Grand?+ Read →− Hide
The MOP is the period you must live in the unit before selling. Sites awarded from 8 May 2026 carry 10 years. This site was awarded on 26 August 2025, so the earlier 5-year rule is the likely one (HDB/MND, May 2026). Confirm it in your sales terms.
How does its land cost compare with other new ECs?+ Read →− Hide
At about $782 psf ppr, Wynwood Grand sits slightly above Solano Grand at Senja Close ($771) and well above the Sembawang Road EC ($692), all awarded in 2025 (99.co Insider, 2025; project briefing, October 2026). Land cost is one input to the launch price, not the answer.
